The attorneys at Wix, Wenger & Weidner are accustomed to assisting our business clients through every step of a commercial or residential real estate transaction, from the time the client identifies a property to the time the project is completed. We assist our clients in a variety of transactions, ranging from simple real estate purchases to complete land development projects. We are also experienced in complex real estate transactions, including serving as counsel and/or qualified intermediaries for like-kind (tax-deferred) exchanges of real estate under Section 1031 of the Internal Revenue Code.

In representing our clients, we are involved in structuring the ownership and financing of projects, negotiating and drafting agreements of sale, assisting with due diligence investigations, obtaining municipal approvals, assisting clients through financing issues, negotiating loan documents, providing title insurance and resolving title objections, representing clients at settlement, negotiating contracts with contractors and architects, and resolving the varying disputes that frequently arise in real estate transactions.

Our attorneys also regularly represent individuals who are buying or selling homes. Regardless of whether a client is utilizing the services of a real estate sales agent, an attorney knowledgeable in real estate matters is an essential part of the team. When representing a buyer in a standard residential real estate purchase, our firm generally charges no legal fees beyond the title insurance premium.

Our firm provides title insurance through Fidelity National Title Insurance Company. Many of our attorneys are also licensed title agents.

Our firm also has experience in all aspects of condominium law. We have created condominiums for both residential and commercial uses, both start-ups and conversions of existing buildings. In addition, we currently represent several condominium associations in their general operations and management of the condominiums.
